there 構文における used to と would

There (used to/would) be an amusement park here ten years ago.
という問題があるのですが、正解は、used to だと思いますが、there 構文では、would は使われないと思っていました。would は状態ではなく動作を表すからです。
ところが、検索してみると、There would be のほうが There used to be よりもずっと多いと出ます。本当のところはどうなんでしょうか？

　１０年前にここには遊園地があったんだ。

There would be an amusement park here if the mayor approved.
　市長が承諾したらここには遊園地があることになります。

There would be a problem if you didn't go.
　あなたが行かないと問題が起きるよ。


there would be は there is の用法と一緒で以下のどれでも there の後に入ります。

is/are
was/were
will be
would be
has been
had been


used to/would は状態とか動作の話ではなく時系列の話だと思います。

used to なら過去にあったこと
would なら仮定の場合

There used to be は「あったんだ」と言う過去に何かが起きたことを語ることに限定されます。反して There would be は仮定の話なので起きなかったことに対していくらでも語ることができるので used to be と言う限定された表現より there would be のほうが多いのではないかと。

would + verb (beも含めて)で可能性は高いが現実ではない(現在か未来)こと、または、確実ではないけれどたぶんそうする(未来)みたいな意味します。

しかし、上の例文ではten years ago(過去)があるからだめです。would have beenなら可能ですが。

used to + verbは過去によくそうだったという意味なので、意味が違います。

There used to be an amusement park here ten years ago: 十年前、ここには遊園地があった。(しかし今は無い。)

There would have been an amusement park here ten years ago: 十年前、ここには遊園地が建てられるかも知れなかった。...建てられるはずだった。(しかし十年前に遊園地はここに無かった。)

there used to be と there would be では意味が違う.
