なぜ on both sides of と on either side of が同じ意味なの

There are tall buildings on both sides of the street.
訳　街路の両側に[どちらの側にも] 高いビルが建っている。
both　を　either に変えて
There are tall buildings on either side of the street.
訳　街路の両側に[どちらの側にも]高いビルが建っている。

質問です。
なぜ　 on either side of が　～ の両側に[ どちらの側にも] という意味になるのですか？
on either side of なら「どちらか一方の側」という意味になりませんか？
「どちらの側にも、～の両側に」なら　on either sides of ではないのでしょうか？
なぜsideに　s　がつかないのですか？

both sides of the streetは通りの両側です。

either side of the streetは通りのどちら側にもです。実質的な意味は同じです。
either sideは単数扱いですから、sidesにはなりません。
